
Newton Food Centre, the eponymous culinary hub in the Newton area is renowned for its wide-ranging hawker fare. The first private housing site in Bukit Timah Road in the new Newton neighbourhood has been launched for sale. The tender for the prime site closed on 11 November 2025, attracting strong interest with eight bids from developers eager to secure a first-mover advantage in the area. The top bid of $566.3 million, translating to $1,820 per square foot per plot ratio (psf ppr), was submitted by HH Investment Private Limited, a company affiliated with Huang Hsiang Construction Corporation, a leading Taiwanese construction and real estate development firm.
Putting the new in Newton
The government land sale (GLS) site - that is next to the Newton MRT interchange station - can yield an estimated 340 private homes, which will be part of the proposed new housing supply to be introduced in the Newton neighbourhood under the URA Draft Master Plan 2025 (DMP2025). The government has plans to offer some 5,000 private homes in the new Newton neighbourhood over the next 10 to 15 years.
Envisioned as an urban village for the community, the upcoming Newton-Scotts Road-Monk's Hill neighbourhood will feature a blend of mixed-use developments, and the area will be integrated with lush greenery, public spaces, as well as heritage and identity, according to the Urban Redevelopment Authority (URA).
In unveiling the plans, the URA shared that a vibrant "Village Square" will be developed around Newton MRT interchange station where the subject Bukit Timah Road plot sits. The high-density mixed-use cluster is expected to form a new landmark in the area.

Future residents of this Bukit Timah Road project can enjoy the best of city living - where convenience, connectivity and culture meet at their doorstep. In particular, being next to the Newton MRT interchange station puts pleasure and work within easy reach.

The Newton MRT station connects the North-South Line and the Downtown Line, which provide a seamless commute to places such as Orchard Road, Raffles Place, City Hall, Marina Bay Financial Centre, Suntec City, Botanic Gardens, and Beauty World, amongst others. Being in the city, the plot is also well-connected via key roads, including Scotts Road and Bukit Timah Road, which leads to the Central Expressway. Wherever the day takes you - from boardroom to bistro - city living keeps you close.
Of note, it is just one MRT stop to the Orchard Road shopping belt where a myriad of retail and F&B options awaits. Furthermore, as the Newton neighbourhood takes shape, more commercial offerings will be added. For instance, under the DMP 2025, an adjacent site has been planned for use as a white site, which may potentially provide commercial spaces.

For a dose of nature and recreation, there is the future Bukit Timah-Rochor Green Corridor, a new linear park along the Bukit Timah Canal that is envisioned to extend from Rifle Range Road to Kallang Riverside Park - providing opportunities for leisure and fun.
As per the National Parks Board, the first phase of the Bukit Timah-Rochor Green Corridor is about 1km long and consists of an elevated connection from the Rail Corridor to Jalan Kampong Chantek. Plans to extend the rest of the Green Corridor linking up to Kallang Riverside Park will be done in phases, dovetailing with PUB's future canal improvement works.
Schooling needs
Although the site is in the city centre, there are several schooling options in the vicinity for families with young children. The Anglo Chinese School (Junior) is within 1km from the plot, while the Farrer Park Primary School, Singapore Chinese Girls' Primary School, St. Joseph's Institution Junior, and St, Margaret's School (Primary) are within 1km to 2km away.

It is also not far from several secondary and tertiary educational institutions, including Singapore Chinese Girls' School, St. Joseph Institution, Catholic Junior College, School of the Arts, Lasalle College of The Arts (McNally Campus), Singapore Management University, and the National University of Singapore (Bukit Timah Campus).
Taken together, this project in Newton will likely draw strong buying interest from both end-users and investors, given its attractive location attributes and the future transformation in the neighbourhood.
